Finances

If you need a mortgage for your next home, don’t take it for granted that you can get it, even if you are borrowing the same or less with the same lender. We recommend speaking with an independent mortgage adviser first (yes, we do have one, please ask).

Valuation

Next, we advise that you get your property valued. You can of course do this first if you prefer, or you can do both at the same time with a combined valuation and mortgage appointment (subject to availability).

Take on

When you instruct us to sell your property we will book an appointment to complete the necessary paperwork, take photographs, measure up for the floorplan and EPC (if one is required), and can have your property live usually within 48 hours.

Selling your property

Once the property goes live we should get viewing requests followed by offers. Our experienced negotiators will do their thing to get you the best price, whilst ensuring the buyers, plus anyone else in the chain, are proceedable.

Sold STC

Once you accept an offer you are ‘Sold Subject To Contract’. When everyone in the chain has somewhere to go, the chain is closed. Mortgage applications can be submitted and solicitors can be instructed.

Sales progression

After a sale is tied up there can be many parties involved (vendors, solicitors, estate agents, mortgage advisers, etc) all working towards the same goal. A good sales progressor can save everyone a lot of time and stress. (Our sales progressor is awesome!)

Exchange of contracts

Once mortgages are offered and legal work is done, everyone can exchange contracts. This is the legally binding bit. By this time, you should have removals and time off work sorted as a completion date should be known.

Completion

Legal completion is when change of ownership officially happens and keys can be given to new owners. Our ‘extra mile’ service does not stop here, as undoubtedly there will be queries about the new property. We are always here to help!
